When you need a new barn on your New Zealand property, you've generally got two options: buy a pre-engineered barn kit, or commission a fully custom build. Both can be the right answer — but for very different situations.
What a barn kit actually is
A kit is a pre-engineered structure delivered as a complete bill of materials. Poles, framing, cladding, brackets, fixings, and council-ready engineering drawings all show up on a truck. You — or your builder — assemble it.
The economics work because the engineering is amortised across many sales, and the components are standardised. You're paying for materials and a known design, not for design hours.
What a custom build actually is
A custom build starts from scratch with an architect, designer or design-build contractor. It can be any shape and size, integrate with existing buildings, hit unusual aesthetic targets, and accommodate odd sites.
You pay for the design hours, the project management, and usually, a higher build cost.
When a kit is the right answer
A kit is almost always better when:
- You need a standard farm structure: barn, hay shed, garage, workshop, lean-to
- Your timeline is "this season" not "next year"
- Budget matters
- The site is reasonably level and accessible
- You'll DIY or hire a local builder for the assembly
When a custom build is worth it
Go custom when:
- The structure must integrate with an existing building or unusual site
- Aesthetics matter (e.g. a high-end lifestyle property where the building is part of the brand)
- You need plumbing, cooking, or sleeping spaces beyond what a Schedule 1 exemption allows
- You have very specific spatial needs that no kit comes close to
